Indurent secures c.62,000 sq ft Oldham letting to ADI Global Distribution
Indurent, a leading developer and operator of industrial and logistics space across the UK, has secured a c.62,000 sq ft letting to global distribution firm ADI Global Distribution at Cobalt Two, Chadderton, Oldham.
The newly let unit meets the highest sustainability and energy efficiency standards, boasting a BREEAM ‘Very Good’ accreditation and an EPC A rating. The facility includes eight electric vehicle charging points, access to 200KVA of power, and 3,000 sq ft of premium office space across two floors.
Oldham Broadway Business Park is a prime location for industrial and logistics businesses in the North West. The park, which is home to DVL, Bifold Group and Ebay, is within 30 minutes’ drive of Manchester via the M60, with Liverpool and Leeds reachable within one hour.
Recent data from global property advisor Knight Frank shows that the North West saw 3.3 million sq ft of lettings in the first three quarters of 2024, up 43% versus the same period in 2023, underlining the demand for space in locations that offer excellent road connectivity and access to a skilled local labour force.
“There is strong demand for modern industrial workspace in the North West and Oldham is an attractive proposition as it offers exceptional connectivity and access to a skilled local workforce and we we expect our remaining vacant unit at Cobalt Two to attract significant interest against the backdrop of Oldham’s acute undersupply of Grade A warehousing.”
Daniel Austin, Portfolio Management Director at Indurent
“We’re excited to move into our new premises to accommodate our expanded offering and enhance our operational capabilities. As a leading distributor and smart living products, services and software provider we have a global vision to modernise our workplaces and optimise our operations for growth – and this new site perfectly aligns to that strategy.”
