Indurent to deliver c.230,000 sq ft of new industrial and logistics space in Basingstoke

Indurent, a leading developer, owner and operator of industrial and logistics space across the UK, has secured detailed planning approval for a c.230,000 sq ft industrial and logistics development on the Viables Business Park.

The scheme, delivered under an innovative Development Agreement between Indurent and Basingstoke and Deane Borough Council, will revitalise a large industrial complex currently occupied by Sony Europe B.V.

As part of the agreement, Indurent will construct a new c.43,000 sq ft facility for Sony on a vacant car park within the existing complex. Once Sony relocates, the current building will be demolished and a speculative c.161,000 sq ft industrial unit will be developed. This modern, sustainable space will expand Indurent’s portfolio and provide state-of-the-art facilities for future occupiers. Under the terms of the Tripartite Agreement, Indurent will gift the new building to the Council upon completion, whilst the Council will grant Indurent a long term lease for the unit.

Each of the new units will be delivered according to the best in class ‘Indurent Code’ of sustainable construction, targeting at least EPC A+ and BREEAM ‘Excellent’ credentials as well as offering operational net zero office space. The project is expected to support over 200 jobs.

This marks Indurent’s second scheme under this collaborative development agreement structure with Basingstoke and Deane Borough Council, having delivered c.190,000 of warehousing across three units for LevertonHELM in 2022, part of an £18.1 million investment to regenerate the neighbouring former ITT headquarters complex.

Indurent Park Basingstoke is located on the Viables Business Park, within two miles of Basingstoke town centre and directly adjacent to the M3 motorway, providing direct road access to Southampton, London and the wider south east of England.
