Indurent Begins Speculative Development of First New-Build MLI Scheme at Fully Let Indurent Park Gloucester
Indurent, a leading developer, owner, and operator of industrial and logistics space across the UK, has commenced construction on the sixth and final phase of Indurent Park Gloucester. This milestone marks the first speculative multi-let industrial (MLI) scheme Indurent has developed itself since its launch in July 2024..
This latest phase will deliver circa 234,000 sq ft of MLI and mid-box logistics space across 12 units, ranging from 6,000 to 57,000 sq ft. Designed to the highest sustainability standards, all units will target BREEAM ‘Very Good’ to ‘Excellent’ and EPC A+ certifications. As part of this phase, 38k sq ft of rooftop solar PV and 34 EV charging points will also be installed.
Scheduled for completion in December 2025, Indurent Park Gloucester will then comprise c.943,000 sq ft of high-quality industrial and logistics space across 22 units. The existing space is fully let to a diverse range of occupiers, including ProCook, Gardiner Bros, Consentino, and Schlumberger.
Recent JLL research has highlighted ongoing supply challenges in the UK MLI and mid-box sector:
- Total supply rose just 1.3% in the 12 months to September 2024.
- Speculative development in March 2024 fell 26.0% year-on-year and is now 63.2% lower than March 2022.
- The UK’s 13.9 million sq ft total supply equates to 20 months of demand (based on a three-year average take-up of 8.2 million sq ft).
- Rental growth for 10,000–20,000 sq ft units averaged 5.0% in the year to March 2024, highlighting strong market fundamentals despite constrained supply.
