Indurent Park Chippenham embodies our philosophy of “creating space for success.”

From the outset, the development focused on meeting modern business needs, offering a strategically located 78.2 acre development at junction 17 of the M4, whilst ensuring that we had a positive impact on both the environment and local community.

Offering excellent direct access to the national motorway network, Indurent Park Chippenham offers occupiers an ideal opportunity in the heart of the South West’s established logistics triangle.

Success through strategic planning and stakeholder engagement

Previously an unallocated greenfield space, we undertook extensive engagement with local stakeholders which resulted in a phased planning approach which gained approval in 2018. Our proactive approach included sustainable transportation initiatives, hedgerow translocation, and a focus on health and wellbeing through a restored public right of way and natural landscaping.

Seamless landscape integration

A key element of the project was to minimise visual disruption by blending the buildings into the surrounding landscape through the innovative use of green banding on the exterior. This played a pivotal role in gaining local authority planning approval.

Sustainability and BREEAM Excellence

Phase two of Indurent Park Chippenham, our largest speculative development, features four units designed to meet BREEAM “Excellent” standards and achieve EPC A+ ratings. Solar PV panels will ensure net-zero operational carbon for the buildings’ offices, helping businesses reduce energy costs and carbon footprints.

As part of our commitment to enhancing the local area, we funded a series of road improvements at the nearby motorway junction, reopened footpaths and constructed a pond for rainwater management.

Supporting our customers

Two prominent tenants, Huboo and FurnitureBox, highlight our commitment to fostering business growth.

Huboo’s custom-built 106,000 sq ft warehouse, completed in 2021, enabled them to scale rapidly, supporting over nine million product shipments annually. Meanwhile, for FurnitureBox, we tailored their space by raising the roof height by 2.5m, enabling a fivefold increase in capacity and extended next-day delivery capabilities.
