A hub of sustainable industrial development

Indurent Park Gloucester is a transformative regeneration of a 58-acre brownfield site, now a thriving industrial and logistics hub strategically located just half a mile from Junction 12 of the M5. Offering excellent access to national distribution networks, the park attracts prominent occupiers while championing sustainability.

With its commitment to energy efficiency, green travel initiatives, and eco-friendly infrastructure, Indurent Park Gloucester not only supports modern businesses but also contributes significantly to the local economy and environment. Ongoing development ensures it remains a premier destination for sustainable, high-performance logistics and industrial operations.

Site history and redevelopment

The park was developed on a former Ministry of Defence site, coupled with 34 acres of adjacent farmland. Since acquiring planning permission in 2018, Indurent has delivered 10 units with three more planned, totaling approximately 950,000 square feet of industrial space. The park’s phased development includes mid-box, multi-let industrial (MLI), and bespoke units up to 230,000 square feet.

Strategic location and infrastructure

Situated near the M5 motorway and just 30 minutes from Bristol Port, Indurent Park Gloucester offers excellent connectivity for logistics and distribution businesses. The park’s infrastructure includes well-planned road access and a strategic location that ensures easy regional and national reach.

Sustainability initiative

Indurent Park Gloucester emphasises sustainability through features like BREEAM Excellent ratings and EPC A certifications, offering energy-efficient solutions for modern businesses. Rainwater harvesting, smart LED lighting, EV charging points, and cycle routes are integrated throughout the park. The buildings are designed to lower energy usage while supporting the environmental, social, and governance (ESG) goals of tenants like ProCook and Schlumberger.

Biodiversity

Extensive planting of native species trees around the perimeter of the border not only helps to screen the park but also adds to the biodiversity, encouraging birds and bees to make the site their home. In addition, a potential bat corridor was protected during construction, with buildings developed to accommodate the corridors by directing the light away from their fly zone. Finally, a landscape strip has been placed around the park to increase the amount of greenery on offer and ensure the park is a welcoming place of work.

Wellbeing

There are various green initiatives aimed at enhancing the work environment. Features such as cycle routes, EV charging points, and landscaped green spaces contribute to a healthier, more sustainable environment for employees. These spaces encourage physical activity, promote greener commuting options, and provide areas for relaxation, helping improve the overall well-being and productivity of workers.

“It’s great to be teaming up with Indurent on this project, as we’ve always enjoyed working with them, and their focus on ESG aligns with our values.”

Steve Sanders, ProCook COO

Occupiers and employment impact

Major tenants such as ProCook, Gardiner Brothers, Schlumberger, and Cosentino have chosen Indurent Park Gloucester due to its strategic location and high-quality, flexible facilities. The development has already generated over 1,260 jobs, with the potential for more as construction continues.

Flood resilience and community protection

Having previously been a victim of flooding, the community now benefits from flood compensation areas which have been added to the park. These areas hold excess surface water beneath the motorway to prevent local waterways from becoming overloaded, providing protection for the nearby buildings and beyond. Meanwhile, a new access road was developed to ensure that vehicles travelling to and from the park did not impact the nearby villages.
