Indurent worked closely with Derby City Council and Network Rail to ensure the project\u2019s goals aligned with broader urban development plans. The site was previously used for railway sidings and landfill, which resulted in complex ground conditions and contamination issues.<\/p>\n

A comprehensive ground improvement strategy was employed, involving Dynamic Compaction (DC) and Rolling Dynamic Compaction (RDC) to stabilise the land. A test slab was used to validate settlement and ensure the site was suitable for development. By retaining all ground arisings on-site, the project eliminated the need for off-site disposal, optimizing material management and reducing environmental impact.<\/p>\n\n <\/span>\n \n <\/div>\n <\/div>\n\n \n \n

The site was located within a flood corridor adjacent to the River Derwent, necessitating the creation of a flood mitigation solution.<\/p>\n

A detailed flood mitigation corridor was designed and constructed with approval from the Environment Agency. Stormwater management during extreme weather events, such as Storm Franklin in February 2022, was carefully monitored to protect the site from flooding.<\/p>\n\n <\/span>\n \n <\/div>\n <\/div>\n\n \n \n

Access to the site and integration with existing highway infrastructure posed significant difficulties.<\/p>\n

The project included extensive highway upgrades to improve access, leveraging material from the A52 highway works to avoid surplus arisings. Securing sufficient power and gas supply to meet the diverse needs of potential tenants, including logistics and manufacturing companies.<\/p>\n

The installation required specialist directional drilling under the River Derwent, involving extensive stakeholder coordination to successfully route the high-voltage (HV) supply. Indurent secured 7.2 MVA of power\u2014well beyond standard storage needs\u2014allowing for B2 manufacturing facilities, broadening the site\u2019s appeal. A medium-pressure gas supply and diverse telecom and fibre connections were also established, further strengthening the site\u2019s infrastructure.<\/p>\n\n <\/span>\n \n <\/div>\n <\/div>\n\n <\/div>\n <\/div>\n<\/section>\n\n\n\n\n
