The Formation of Indurent

St. Modwen Logistics was a division of St. Modwen Properties, a prominent property development and investment company founded in 1966. Over the years, St. Modwen has built a legacy of transforming brownfield sites and regenerating underutilised spaces across the UK. St. Modwen Logistics was created to focus specifically on the growing demand for high-quality logistics and industrial spaces. The division delivered modern, flexible, and sustainable developments, strategically located near major transport links to facilitate excellent connectivity for businesses. With a strong emphasis on sustainability and innovation, St. Modwen Logistics became a trusted name in the industry with customers ranging from Ocado, Tesla and Amazon.

Industrials REIT has a distinguished history as a specialist in multi-let industrial properties. The focus was on owning and managing a diverse portfolio of industrial estates across the UK, catering to a wide range of businesses. Industrials REIT was known for its customer-centric approach, offering flexible lease terms and high-quality properties that meet the varied needs of its customers. The foundations of Industrials REIT were also built on a tech enabled platform allowing customers to come direct and deal with an internal team and sign up with the Smart lease product.  The aim was to change the perception of a long underserved industry that neglected customers and set out to change that, so customers – entrepreneurs at the heart – could realise their potential.

Recognising the complementary strengths and shared vision for the future, St. Modwen Logistics and Industrials REIT have come together to form Indurent. The new Indurent brand combines St. Modwen Logistics’ expertise in large-scale, strategically located logistics properties with Industrials REIT’s extensive experience in managing multi-let industrial estates built on a tech enabled platform delivering exceptional customer service.

The new company, which is led by chief executive Julian Carey, has a portfolio comprising more than 27 million sq ft of industrial and logistics space. This ranges from urban light industrial units and ‘last-mile’ delivery facilities to ‘big-box’ developments utilised for national distribution, production or manufacturing. With an established footprint in and around all of the U.K.’s major cities, as well as a diverse customer base of more than 2,000 businesses.

As Indurent embarks on this new chapter, the company is committed to maintaining the high standards of quality and service that have characterised St. Modwen Logistics and Industrials REIT. Indurents mission is to create value through sustainable development, innovative property solutions, and a customer-first approach. The company is positioned to meet the evolving needs of the market and heralds an exciting future, building on the rich histories of St. Modwen Logistics and Industrials REIT to create a dynamic, forward-thinking company ready to lead the way in the industrial and logistics sector.
